During Showing Day

Did you know that the best thing for you to do on showing day is not to be home? It’s true. The best qualified person to show your home would be your Realtor. It is the Realtor’s job to know the client best even though you may think you know the home best and it’s also their job to know what they are looking for in a home. So during the days that your home is being shown, do whatever it takes to get you out of the house, kick back and relax at a friend’s house or go for a drive and a shopping trip.


The truth is, your work comes in before the showing day. This would then include sharing all that you know about your home with your Realtor. If they know more about the home, then they will have better luck selling it. You should avoid hiding your home’s flaws from the Realtor. Sooner or later these will come up anyway. If your Realtor knows everything, the good and the bad, then it’s for the best. This way they can effectively understate the bad and promote the good. Aside from being able to provide creative solutions to what you perceive as problems with the home, they may also know about a niche market of buyers that actually wants those features in a home.


You have another major job and that is to clean up. Your home should be clean and this is very important. Make sure that you clean better than you normally would. No one is implying that you are a sloppy cleaner but when it comes to a home being shown for a sale, it needs to be completely clean, top to bottom, with no corner or crevice forgotten. You should not forget about cupboards or closets either since buyers almost always open these up to have a look. Another thing to consider is to have the carpets and drapes professionally cleaned.


With cleaning, there is also de-cluttering. Removing clutter from your home is something that is imperative. Aside from tidying up, you may also have to eliminate a few of your other decorations. If you are the type person who collects vases and little figurines, then maybe you can choose only one and put the rest in storage. There are times when spare rooms and storage spaces are the key selling features which means you shouldn’t cram everything in there. Have you considered renting a storage space? Since you will be moving anyway, having some of your things packed up before the house even sells could make things a lot easier when it’s actually time to move.
